We operate the website wenestre.com and provide international property investment advisory services, primarily for investors based in Australia, New Zealand, Hong Kong, Singapore, the United Kingdom, Turkey, and Armenia.

This Privacy Policy explains what personal data we collect, why we collect it, how we use it, and your rights in relation to it.

We collect the following categories of personal information:

Information You Provide Directly

• Contact details: Full name, email address, WhatsApp number, country of residence.
• Investment profile: Budget range, investment goals (yield, capital growth, Golden Visa), property preferences, and source country.
• Communication records: Messages sent via WhatsApp, contact forms, or email to Arash Ahmadi or any WeNest team member.
• Transaction-related information: Property addresses, DLD Title Deed numbers, DLD Oqood registration numbers, SPA details, and payment milestone records — collected only when a transaction is underway.

Information Collected Automatically

• Device and browser data: IP address, browser type, operating system, and device identifiers.
• Usage data: Pages visited, time spent on each page, referring URL, links clicked, and scroll depth.
• Location data: Approximate geographic location derived from your IP address.
• Cookie and tracking data: As described in Section 1.5 below.

Information From Third Parties

We may receive information about you from referral partners (IFAs, immigration consultants, mortgage brokers, or relocation firms), property listing platforms (Bayut, Property Finder), or Google Ads if you arrived at our site through a paid advertisement.

1.4 Google Ads, Analytics & Third-Party Advertising

This section specifically governs our use of Google's advertising and analytics products on wenestre.com.

Google Analytics

We use Google Analytics 4 (GA4) to understand how visitors interact with wenestre.com. GA4 collects anonymised behavioural data including page views, session duration, traffic sources, and conversion events. This data is processed by Google LLC and stored on Google's servers in accordance with Google's privacy policy.

Google Analytics uses cookies (see Section 1.5). You can opt out of Google Analytics tracking by installing the Google Analytics Opt-Out Browser Add-on.

Google Ads (Google Search and Display Network)

We run paid advertising campaigns through Google Ads to reach prospective property investors across our target markets. As a result of using Google Ads:

• Remarketing / Retargeting: We may use Google Ads remarketing tags to show WeNest advertisements to people who have previously visited wenestre.com, as they browse other websites in the Google Display Network or conduct searches on Google. This uses cookies placed on your device when you visited our site.
• Conversion Tracking: We track conversion events (such as contact form submissions, WhatsApp click-throughs, and phone number clicks) using Google Ads conversion tracking tags. This helps us measure the effectiveness of our advertising spend.
• Custom Audiences: We may upload anonymised contact lists (hashed email addresses only) to Google to create Custom Match audiences. Uploads are hashed before transmission and are not shared with Google in plain text.
• Lookalike Audiences (Similar Audiences): Google may use aggregated data about your behaviour on our site to show our ads to people with similar interests or browsing patterns.
• Interest-Based Advertising: Google uses data from your browsing history across the web to deliver interest-based ads. WeNest does not control how Google uses this data to determine ad targeting.

Google's Data Processing

When you interact with our Google Ads (see, click, or convert through them), Google processes data about your interaction in accordance with Google's Privacy Policy. WeNest and Google are separate and independent data controllers for this purpose. WeNest does not receive individually identifiable data from Google about ad interactions — only aggregated reporting metrics.

Meta (Facebook / Instagram) Advertising

We may also run paid advertising on Meta platforms including Facebook and Instagram. Meta's Pixel or SDK may collect data about your visits to wenestre.com to measure ad performance and build Custom and Lookalike Audiences. 1.6 Data Sharing and Third Parties

We share your personal data only in the following circumstances:

• HubSpot CRM: Your contact and deal data is stored and processed in HubSpot. HubSpot acts as our data processor under a data processing agreement.
• Google LLC: Anonymised or aggregated data via Google Analytics and Google Ads. WeNest does not share personally identifiable data with Google's advertising systems, except via hashed Custom Match uploads.
• Meta Platforms: Aggregated conversion data via Meta Pixel. WeNest does not pass individually identifiable data to Meta.
• Developer Partners: Where you express interest in a specific project, we may share your name and contact details with the relevant developer (e.g. Emaar, Binghatti, Aldar) solely to facilitate the enquiry or booking process. We do not sell or license your data to developers.
• Referral Partners: If you were introduced to WeNest by an IFA, immigration consultant, or mortgage broker, that partner may be informed of your transaction milestone (e.g. deal closed) for the purpose of calculating referral commission. We share the minimum information necessary for this purpose.
• Legal and Regulatory Authorities: We may disclose your information if required to do so by UAE law, RERA regulations, DLD requirements, or a lawful order from a competent authority.
• Professional Advisers: Our legal counsel, accountants, and auditors, where necessary for their professional services.

We do not sell, rent, or trade your personal data to any third party for their own marketing purposes.

1.7 International Data Transfers

WeNest serves clients based internationally. Your personal data may be stored or processed in countries outside the UAE, including the United States (Google, HubSpot servers) and the European Union.

Where data is transferred outside the UAE, we rely on appropriate safeguards including Standard Contractual Clauses (SCCs) or the processor's certification under equivalent privacy frameworks.

1.8 Data Retention

We retain your personal data for as long as necessary to fulfil the purposes outlined in this policy, or as required by UAE law:

• Enquiry contacts (no transaction): 24 months from last interaction, unless you request deletion earlier.
• Transaction contacts: 7 years from the date of transaction completion, in accordance with UAE commercial records requirements.
• Google Analytics data: 14 months (default GA4 retention period).
• Google Ads conversion data: 90 days.
• HubSpot CRM data: Retained for the duration of your relationship with WeNest plus 7 years.

1.9 Your Rights

Depending on your jurisdiction, you may have the following rights in relation to your personal data:

• Access: Request a copy of the personal data we hold about you.
• Correction: Ask us to correct inaccurate or incomplete data.
• Erasure: Request deletion of your data where we have no overriding legal obligation to retain it.
• Objection: Object to processing based on our legitimate interests, including for direct marketing purposes.
• Restriction: Ask us to restrict processing in certain circumstances.
• Portability: Receive your data in a structured, machine-readable format.
• Withdraw Consent: Where processing is based on your consent, withdraw it at any time without affecting the lawfulness of prior processing.

1.10 Children's Privacy
